What is asbestos?

Asbestos is a naturally occurring silicate made of thin fibrous crystals and was widely used for centuries as an insulator and heat-resistant building material. It wasn’t until the 1970s that asbestos was proven to cause serious lung damage if the fibers were inhaled, leading to scarring of the lungs and other severe conditions, including asbestosis, mesothelioma, and lung cancer.

When is it required to inspect for asbestos?

Because of the health concerns of asbestos, many countries have made it illegal to use asbestos in building material, and while it is still partially legal in the U.S., it is required for any structure built prior to 1982 be inspected for asbestos prior to any potential impact that could cause the fibers to become airborne. It is also highly recommended to test any structure prior to starting any renovations, as it is still possible building built after this time frame could contain asbestos.

What materials contain asbestos?

Examples of materials that may contain asbestos include: drywall and joint compound, vinyl floor tile, roofing felt and coatings, decorative wall and ceiling textures, pipe insulations, older furnace insulations, cement products, construction mastics, gaskets, and more.

When is Asbestos Abatement/Remediation required?

If an asbestos test determines that any material contains more than 1% asbestos, it is considered an Asbestos Containing Material (ACM).

It is not required to remediate asbestos and ACM just for being present. However, asbestos and ACM must be remediated before any planned renovation or demolition can begin, since impact of ACM can cause the fibers to become airborne and inhaled, where it can damage the lungs.
